Listing lull? Turn past clients into your best marketing
The past-client story system for real estate agents: how to ask, the five-question interview, consent, editing into reels, tiles and case studies, distribution, and compliance with testimonial rules.
Stock dries up, the feed goes quiet, and the temptation is to post nothing until the next listing saves you. Wrong direction: a listing lull is precisely when your best content asset is sitting untouched - the people you have already made happy. Nothing persuades a future vendor like a past one, and every settled file in your CRM is an unrecorded story.
Why stories outperform everything else you post
A market update proves you are informed. A sold tile proves you are active. A client telling the camera "we were terrified, and it sold in two weekends for more than we hoped" proves the only thing a vendor actually wants to know: what it feels like to trust you with the biggest sale of their life. Stories carry emotion, specificity and third-party credibility in one asset - the three things self-authored content cannot fake.
The ask: timing beats wording
The best moment is settlement week, while relief and gratitude are at their peak. The wording that works is low-pressure and specific: "Would you share two minutes on how the sale went - on camera if you are comfortable, in writing if not? It helps the next family on the street." Offer both lanes; a written quote from a camera-shy client is still gold. Get a simple signed release covering where it may appear (socials, website, listing presentations) - one paragraph, signed digitally, filed with the sale.
The five-question interview
Never hand clients a camera and hope. Sit them down - their sold home, a cafe, your office - and ask, in order:
- What worried you most before you listed?
- Why did you choose us?
- What surprised you during the campaign?
- Tell me about the moment it sold.
- What would you say to a neighbour thinking of selling?
Question one is the engine: it names the fear every future vendor is silently carrying, and the rest of the interview resolves it. Keep the raw take under fifteen minutes; the usable gold is always in answers one, four and five.
One conversation, five assets
| Asset | Format | Where it works |
|---|---|---|
| The 45-second reel | Hook (their fear), turn (the campaign), payoff (the number and the feeling) | Instagram, TikTok, shorts |
| The quote tile | One sentence, their name, the suburb | Feed, stories, letterbox cards |
| The written case study | Property, challenge, campaign, result - half a page | Your website's proof layer, listing presentations |
| The presentation slide | Photo, quote, result number | Every appraisal you attend in that suburb |
| The long cut | 2-3 minutes for YouTube and your about page | Evergreen trust-building |
Six interviews a year - one every second month - gives a feed that never runs dry in a lull and a listing presentation that closes itself. The filming mechanics are in our social guide; if you want the interviews shot and cut for you, that is the quarterly story film inside our content service.
Compliance: keep the stories bulletproof
- Testimonials must be genuine, from real clients, and unedited in substance - Australian Consumer Law treats fabricated or materially doctored reviews as misleading conduct.
- Keep the signed release and the raw footage; if a client later asks you to take a story down, do it without argument.
- Numbers quoted in a story follow the same rule as ads: provable from the contract.
- Do not offer incentives for positive reviews - a thank-you gift after settlement is fine; payment for praise is not.
The lull-week sprint
No stock this fortnight? Run this: list your last ten settlements, message the five happiest, book two interviews, film both in one afternoon, and schedule a month of story content. You will list again before it runs out - often because of it: story content reliably surfaces the "we have been watching you" appraisal calls that quiet feeds never earn.
