Buyers agents: starting out and standing out

The buyers agent playbook for Australia's fastest-growing property profession: services and fee models, positioning against free buying, lead generation, referral networks and the trust assets that win clients.

Buyers agency is the growth corner of Australian real estate: a profession that barely existed here twenty years ago now fields thousands of practitioners, because the maths finally became obvious to consumers - every seller has a professional negotiator, almost no buyer does. But a young profession cuts both ways: low awareness means every client must first be taught the category exists, and low barriers mean a wave of new entrants marketing identical promises. Starting out is easy. Standing out is the business.

Get the service and fee architecture right first

Service tierWhat it isTypical fee shape
Full searchBrief to settlement: search, shortlist, due diligence, negotiation or auction biddingFixed fee or a percentage of purchase price - commonly in the 1.5-3% territory, engagement fee up front
Assess and negotiateClient finds the property; you evaluate and win itSmaller fixed fee
Auction biddingRepresent the client on the dayModest flat fee - and the best entry product in the menu

Two structural rules the good ones never break: fees come from the buyer only (kickbacks from sellers or developers make you a salesperson in a buyer costume - independence is the entire product), and engagement fees are non-refundable against work done, or you will run marathons for window-shoppers.

Positioning: answer "why pay, when inspecting is free?"

Your marketing has one core objection to defuse, so lead with the arithmetic and the access:

  • The arithmetic: one overpaid bid, one missed defect, one wrong suburb costs multiples of any fee. Frame fees against the purchase price mistakes you prevent.
  • The access: off-market and pre-market flow from selling-agent relationships is the visible edge - document it ("42% of our purchases never hit the portals" is a brand in one line).
  • The niche: the fastest standing-out move in a crowded young market. First-home buyers in the south-west, prestige downsizers, interstate investors buying Brisbane from Sydney, expats - a named buyer type plus a patch beats "we buy anything anywhere" every time. The positioning method in our branding playbook applies wholesale.

Where buyers agent clients actually come from

  • Referral partners first: mortgage brokers, accountants, financial planners and solicitors each sit on a stream of people about to buy. A systematic partner program - genuinely useful market notes monthly, fast feedback on their referrals - outperforms any ad budget in year one.
  • Selling agents, counterintuitively: good listing agents love a professional buyer on the other side and remember who performs at auctions. Every transaction is a marketing event to the agent across the table.
  • Content that teaches the category: auction results with commentary, "what we paid vs the guide" stories, suburb value analysis. You are educating the market that you exist - the social system works unchanged, with buyers as the audience.
  • Search visibility: "buyers agent [city/suburb]" queries carry the highest intent in the category; own your suburbs' pages and your Google Business Profile before spending on ads.

The trust assets that convert

Buyers hand you their budget ceiling and their fears; the profession runs on demonstrated fiduciary care. Build these before scaling spend: verified reviews mentioning outcomes, documented case studies (brief, campaign, price secured against comparable evidence), your qualifications and association memberships stated plainly, and radical clarity about who pays you. Publish your independence policy; in a young profession, the practitioner who volunteers transparency defines the standard - and wins the comparison.

The standing-out checklist

  • A named niche and patch, stated in one sentence everywhere.
  • An entry product (auction bidding) that lets clients try you cheaply.
  • Off-market access quantified and proven, not asserted.
  • A referral partner program with a monthly rhythm.
  • Reviews and case studies compounding from the first settlement.
  • Fees from buyers only - independence as the brand.
